Invest in an apartment building instead of stocks and bonds?
Worried about the dollar devaluing but I’m wondering when the real estate market will hit bottom. Also how much do 2-4-6 flat buildings move with the price of single family residences?
I’m in the western Chicago burbs. I know the real estate market was hit harder in some places than others.
It is not easy being a landlord. You have to realize that missed rents must be covered by you toward mortgage and all other expenses. Then there is the difficulty in finding good tenants and dealing with evicting the bad ones. The good buildings rarely come up for sale.
I would rather invest in the market. Stocks do not call in the middle of the night because of dripping faucets or fire.
Everyone is thinking about real estate since a 4 week Treasury note is pay less than 1 % interest. Apartment buildings are harder to sell, harder to finance , and harder to refinance than houses. That is why their prices are so attractive.
The best loans are offered to those who are willing to live in the apartment they buy..
