NNN triple net lease investments – anyone have EXPERIENCE with NNN corporate guaranteed investments?

I’m talking about real estate (wendy’s, gas stations, jiffylube and the like). Are they a safe investment in general? What are the goods and bads? How has your experience been?

  1. i do this financing everyday in my sleep. a triple net lease makes the lender and your wallet extremely happy. you will gain a better profit and rate from the lender for the mortgage. gas stations, wendy’s etc are specialty properties. car washes are the most lucrative at the moment. my experience has been all good. i will remind you that the most important part of this idea is the due diligence. be sure to have the right company or attorney helping you with this portion of your choice in property type. good luck, if i can help you further don’t hesitate to send me questions, highergroundfinsvc@yahoo.com……

  2. I have worked with many corporate guaranteed leases. It definitely makes an investor at ease knowing that their rent check will come. Make sure you have an understanding of the tenant’s credit rating, stability, and future outlook when evaluating the risk versus benefit of a triple net (NNN) deal. Furthermore, such issues as the industry outlook and the tenant’s specific business model should not be overlooked.
